Pet Approval Policy

We are pleased to work with any qualified applicant that has a mature, well behaved, non-aggressive breed dog. Most of our properties are pet-friendly to some degree or another. These terms are largely based on the comfort level of the property owner and the restrictions they decide for a pet to be considered. Some smaller properties are suitable for residents with a cat, while other properties may not allow cats due to allergy issues of the property owner.

If your pet is over two years old, and of non-aggressive breed, chances are, we may have a property that might work for you!

Sadly, we are unable to rent to breeds that are commonly labeled as "aggressive" by the insurance companies. We cannot rent to mixes of these breeds. Pets under two years of age will not be considered.  Non-qualifying pets may result in denial of rental application.

At Rent Smart Property Management, we require every animal to go through our professional screening process. The fee for this is $20.00 for the first pet profile and $15.00 for each additional pet in your profile. These application fees are paid directly to our 3rd party vendor conducting the pet screening. This screening is part of our application process and any house application received that lists a pet(s) must complete this in order to move forward with the rental application. There is no charge for emotional support animals or service animals.

Profile information includes photos, vaccinations, microchip, training, behavioral traits as well as a special section for service/companion animals. You’ll love easily sharing this information with all of the service providers in your pets lives. Pet sitters, doggie daycares, groomers, veterinarians, and animal hospitals.

Pet Policy Information

  • All pets must be properly licensed, have shots required by statute, and be spayed or neutered. Please be prepared to show documentation.
  • Breeds with a disposition for aggressive behavior are prohibited.
  • Most properties have restrictions on the number of pets and/or the size of the pet. Please check with the property listing for specific details.
  • Be prepared to provide a picture of your pet and vaccination records.
  • Additional rent, security deposit, and pet acceptance fee will be charged for each pet. The amount of the additional rent and deposit will vary depending on owner policy and size of the pet.

Below is a list of breeds that are considered aggressive by major insurance companies.  While we understand that your pet may be sweet and gentle, neither Rent Smart Property Management nor our clients are willing or able to take a risk renting to an animal that is considered a statistical liability.

The overall strength of your qualifications weighs heavily on the consideration to approve your pet, as does the age, weight, and breed of the pet.  All approved pets are subject to a one-time pet acceptance fee of $125.00, per pet.  Pet rent is a minimum of $40.00 per pet, with a two pet maximum at most properties. Pet deposit minimum of $400.00 per pet.

We always accept emotional support and service animals with proper documentation. Service animals are not subject to additional rent, deposit or pet acceptance fee, nor are they subject to the pet screening fee.
